Transparency is at the heart of everything we do—especially when it comes to how we’re regulated. We want to ensure you have peace of mind when choosing us to extend your lease. You may know us as Zero Down Lease which is our trading name, our company is Leasehold Services Ltd (CRN: 16153744). Below is a list of all the regulators that oversee us and the work we do for our clients.

Negotiating the best deal for you

Leasehold Services Limited is regulated by the Royal Institute of Chartered Surveyors (RICS number 884901) which governs how we carry out valuations and negotiate premiums when extending your lease. We've successfully saved our clients over £500,000 on their lease extensions, whilst maintaining the strict professional standards required by RICS. This means you’ll get a great deal, backed by proper expertise and regulatory oversight. 

Expert guidance at every step

Leasehold Services Ltd is also regulated by The Property Ombudsman Scheme (Membership Number: 26260), the UK’s largest Government approved property regulator. Your lease extension will benefit from dedicated paralegal support from start to finish ensuring your case is handled professionally and you are updated on a regular basis. If you ever have any concerns about our work as property professionals, you’re protected under The Property Ombudsman’s robust dispute resolution framework. Partnered with SRA-regulated solicitors

In a lease extension, there are a handful of reserved legal activities, notably negotiating the draft lease and registration of documents at HM Land Registry. Any reserved legal activities required for your lease extension are undertaken by one of our partner SRA-regulated solicitors who between them have handled thousands of transactions. Whilst we do have an in-house solicitor to oversee the non-reserved work carried out by the assigned paralegal, Leasehold Services Ltd does not carry out any reserved legal activities.

How we keep your money safe

Any client money you pay for your lease extension is held in Leasehold Services Limited’s RICS-protected client account, which is insured for losses up to £50,000 per customer. Protecting you from financial crime

We’re registered with HM Revenue & Customs for anti-money laundering supervision (Registration Number: XZML00000204409). This means HMRC requires us to carry out comprehensive identity checks and maintain robust processes to prevent financial crime. So you can rest assured that the processes are in place to protect your lease extension from financial crime.
